Water Damage

Causes, Signs and Risks of Water Damage

Water damage is one of the most destructive issues a property can face. Prolonged exposure to moisture can lead to significant structural and material damage, affecting timber, metal and concrete. When ingress of water or hidden leaks remain unresolved, wooden beams and joists may deform, warp or rot, reducing their load-bearing capacity and resulting in sagging floors or ceilings. Metal components are prone to corrosion, while plasterboard absorbs moisture, causing it to crumble and disintegrate. Over time, these issues can seriously weaken a building’s core structure.

Recognise the early signs of water damage

Recognising the early signs of water damage is essential to prevent further deterioration. Common indicators include:

  • Loose or friable paint and plaster
  • Brown, discoloured paint finishes
  • Curled, lifting or swollen flooring such as laminate or wood block
  • Visible fungal growth or mould patches
  • A persistent musty smell of damp
  • Increased internal condensation

More technical warning signs may suggest hidden leaks or plumbing failures, such as:

  • Unexpected rises in water usage or unusually high utility bills
  • Low central heating pressure indicated by boiler gauge readings
