Fire Damage: Assessment, Decontamination and Restoration

Understanding the Hidden Effects of Fire and Smoke Damage

Fire damage affects far more than the immediate point of ignition. When household plastics, fire retardants or fossil-fuel-based materials burn, they release volatile organic compounds that become highly acidic when mixed with moisture. Substances such as Hydrogen Chloride and Sulphur Dioxide (SO₂) can rapidly corrode internal surfaces and building materials, causing extensive secondary damage long after the flames are extinguished.

At Bequip-RE, we understand how corrosive smoke residues and aerosols migrate throughout a property. These contaminants can cause severe discoloration, degrade plasterboard, insulation and concrete, and accelerate rusting on exposed steel. Over time, this corrosion can weaken structural elements, damage electrical wiring and compromise HVAC systems—making prompt, professional fire damage restoration essential.

Lingering Odour and Health Risks

Acidic soot and smoke particles easily penetrate porous materials, creating persistent, hard-to-remove odours. Beyond unpleasant smells, these residues pose serious health risks, particularly for individuals with asthma, bronchitis or other respiratory conditions. Without thorough fire and smoke decontamination, occupants may continue to experience eye and skin irritation, headaches, nausea and other long-term effects caused by trapped smoke pollutants.
